Many think selling a home is a matter of putting a signboard up and waiting for the buyer. There is, believe it or not, quite the process to sell a property well. From a time perspective, the two contact points mentioned in the blog below are a very small part of the overall undertaking. But from an importance perspective, they rank very high in the order. They are:

What are the main documents you would want to peruse when you have interest in a property? A LIM and building inspection report are both the “go to” for most people. How about archives?

An often overlooked but important part of buying a home is the inspection prior to settlement date. I hope this short blog enlightens and reminds those who have just purchased/sold or are looking to purchase/sell. 3.2 in the general terms of sale states:

Lately, a common discussion with owners has centered around selling a property to position themselves more comfortably regarding debt. There are many considerations that should be made before a final decision to ensure that your best interests are looked after.

There could be monumental opportunities in the Wellington property market right now. Human nature dictates that we follow the masses. If I could introduce a quote from Warren Buffet – “be fearful when others are greedy and greedy when others are fearful”.

“We want to sell next year, when do you think we should look at marketing our home?”. This has been a common question asked lately. A situation most will have to contemplate as they move towards placing their home on the market is what will need to be undertaken to make their property “sale ready”. I can’t answer this for each individual from behind my computer screen. I would need to visit and provide advice in person. Read MoreYour guide to filling out a sale and purchase agreement
As agents, we always make every effort to sit down with all interested parties to fill in an agreement. However, in the fast paced world we live in, sitting down with everyone is often not practical. Sometimes purchasers have to fill it out themselves and email it through due to time constraints. What often transpires is an agreement missing crucial information (something common that comes to mind is the settlement date). Only last week I had a tender sent through that was signed and initialed but had nothing else in the contract completed. By nothing I mean no names, price, settlement date, deposit date, nothing at all. I thought it would be prudent to outline some basics of filling out an Auckland District Law Society sale and purchase contract that has been approved by REINZ.
